Deciding on a list price for your home greatly depends on current real estate market conditions. Is it a seller's market where you list low to attract tons of showings and receive multiple offers? Or is it a buyer's market where you list higher than the expected sale price, leaving room for negotiations? But there's more to it. Location, property type, price racket, acreage, square footage, condition, quality of finishes and many other aspects affect what the listing price should be. I will review your financial position, quantify costs, and provide a comparative market analysis in order to arrive at an accurate value and right pricing for your home.

Staging is about showcasing an engaging, move-in ready home that creates an emotional connection with the buyer. Updating decor with on-trend, inviting style - particularly in living rooms, primary bedrooms, kitchens, and dining rooms - can make a memorable impression. Once engaged, buyers become more committed and willing to increase their offer. And of course the goal is to get you the highest possible price for your home. I will make sure your home is decluttered, cleaned and staged to perfection!

I strive to provide my clients' homes with maximum exposure so they can sell quickly and for top dollar. The Multiple Listing Service, web advertising, social media, signage, custom brochures and feature sheets, showings and open houses are all in my repertoire of marketing tools that are readily available to my clients.

Before You List

There are a number of steps that can be taken before you put your home on the market to increase your chances of receiving a solid offer from a buyer. I will meet with you for an assessment of the property in order to determine what repairs or renos need to be completed, how the property can be prepped before going on the market and how the curb appeal can be enhanced. I will be happy to provide you with a list of contractors and/or other service providers that will help you take those steps.

When it comes to selling a home, the cornerstone of the entire process is making the home appealing to buyers. I work with some of the best photographers, videographers and media specialists out there who use leading-edge technology to showcase your home. I provide my clients with professional quality photography and offer videography, 3D virtual tours and drone footage that entice the buyer, book more showings and ultimately lead to a successful sale done in a timely manner.

I strive towards the most successful real estate sales transactions for my clients by monitoring showings, relaying feedback, assessing offers, negotiating the most favourable sale price and terms, assisting with contingencies and finalizing all closing details.
